Attached is a PDF of the payment standards used by the Georgia Housing Voucher Program. They are listed by County and ZIP code for counties in which Fair Market Rent (FMR) standards are utilized.
These standards are utilized in the GHVP-5 Form to determine affordability and tenant rent responsibility based on household income and the utilities paid by the household at the property. These standards serve as a guide for looking for apartments but do not guarantee that it will be deemed affordable for every client.
"Affordable" for GHVP means the total cost of the unit (cost of tenant rent and utilities responsibility) does not exceed 35% of household income for initial leases or does not exceed 40% for lease renewals. These limits are set to ensure that clients will be able to afford other basic living expenses as well as to be in a position to allow for successful transfer to a federal housing voucher, such as the Housing Choice Voucher.
These standards are ultimately determined by HUD calculations and have been adjusted to mirror the Fair Market Rents (FMRs) of both HUD and DCA, as well as local Housing Authorities where feasible. Please be aware that these standards are updated each fiscal year by HUD. DBHDD updates its standards as new ones become available to the agency from the above sources.
